Do Gutter Covers and Gutter Protectors Clog?

All gutter guards clog. But hold on. Whereas all of them clog requiring maintenance, one is easy with which to maintain.

First, the terms gutter covers, gutter guards, gutter protectors, and leaf guards are basically interchangeable. Some companies advertise screens as gutter guards and that's just a misnomer as leaf guards all characteristically all have a solid top surface.

Basically there are six different types of devices:

1. Screens. There are many different types-flat with all types of openings (round, square, louvers...) made of plastic, wire, and metal. Some disguise themselves with steps in the screening and one even has troughs in it.

2. Filters, membranes, and brushes installed on or in existing gutters--they call themselves leaf guards.

3. Flat solid top with rounded front nose--fin type leaf guards. And there's one in which in addition to the fin also has small openings on the top--basically a screen in conjunction with a fin)

4. Flat solid top with rounded front nose and a trough--fin type with trough.

5. Rain dispersal and the flipping type of gutters. One (not yet on the market) that makes a larger than life opening in the gutter for larger than life downspout attachment. The homeowner has to remove downspouts from house to clean--more joy for the homeowner (a gutter full of muck coming down upon him.

6. Flat solid top with rounded front nose and a double row louvered front vertical surface to collect water.

Of approximately 100 different gutter cover/screen/filter products to choose from all but one fit in the first five categories.

For the record, all screens (the first type) clog. To maintain them, one has to ascend a ladder to clean the screen and the gutter beneath the screen because dried debris on top of the screen is often pummeled into the gutter by rain water. This maintenance is often more work than just cleaning the gutters would have been. One screen clamps to the front gutter lip, is made of vinyl, disguises itself with steps and troughs, but basically it's a screen and is nearly impossible to remove without destroying the gutter when if fails.

The second type (filters) is either a filter installed in what is otherwise a solid top surface or some kind of filter or filament or brush installed inside the gutter. Again it doesn't take an MIT graduate to look into the future and see what will happen--debris will gradually accumulate on the filter, filament or brush. Experience shows that after two years at most, this debris solidifies resulting in clogging the gutter. The brush-in-the gutter system recognizes this and suggests removing the brush from the gutter periodically to clean them--can you imagine the fun in that--slop all over the roofing, siding and windows?

There are a dozen or so of the fin type leaf guards (the third type). They are either covers installed on top of gutters or the all-in-one leaf guards to replace existing gutters. Patents have expired and the field has exploded with many variations of this style. The rain water sticks to the rounded surface and flows downward into the gutter. Years of experience shows that in addition to water, sufficient tree debris adheres to the surface in mild-to-heavy debris conditions to clog the gutter.

Maintenance can only be done by ascending a ladder, removing sections of the leaf guard and cleaning the gutter and downspout--not a pleasant task for the homeowner who is often at the mercy of the installing company to render service. Because some of these protectors are nailed into the roofing, the roof is in double jeopardy of developing a leak when they are replaced from being cleaned. In the case of the all-in-one leaf guard, the gutter must be flushed. Larger than life downspouts are used to accommodate this flushing, but it still requires someone to ascend a ladder to do the dirty dangerous job.

To rectify the design deficiency in the fin type, two types of hybrid covers have been developed:

1. A fin type with small openings on the top solid surface--basically a screen in combination with fin. It too is subject to the same problems screens face plus the fin type which eventually clogs the gutter.

2. The fourth type (which in addition to having a fin) contains a trough with sieve openings. It doesn't take an MIT graduate to see that the same amount of debris that flows over the fin will also enter the trough where either the sieve openings in the trough clogs or enough debris passes the sieve openings to clog the gutter. Again, servicing is a big problem.

The fifth category has nothing to do with protecting existing gutters but instead replacing them with a dispersal system which clogs with debris on top and doesn't work in light-to-medium rain fall conditions and replacement gutters that are cleaned by flipping them or using telescopic pressure system to clean gutters--messy and dirty chores for the homeowner.

The third and fourth type of guards are in the right direction but they don't limit the size of the debris that the fin collects. Wouldn't it be nice to limit the size of debris? Wouldn't it be great to have two rows of interspersed louvers that deliver the water into the gutter and limit the size of debris that enters the gutter?

While all leaf guards clog would it not also be great if the gutter inside never clogged even after twenty plus years; and louvers that might clog in heavy debris conditions be visible from the ground and be easily maintained from the ground by using a telescopic pole and brush? And wouldn't it be great if this were not a dirty job but one that could be referred to as "suit and tie" maintenance if it every had to be done? The sixth type of gutter protector is the answer.

In reality, to tell anyone who has to clean his gutters more than twice in the Fall that a guard will never need servicing is like asking him to believe in Santa Claus.

Pocket Door Problems

Just a few months ago I went over to repair a pocket door that was closing at a weird angle. This was the first time I had ran into this sort of situation and was definitely confused. I got a flashlight and started looking inside the pocket door frame. I had a hard time finding the problem but when I did it was obvious.

As the pocket door was sliding closed it would work perfectly but when you went to open it the bottom of the door would stick out about an inch and a half passed the door jam. The problem turned out to be the track was missing a screw in the very back and as the door slid back into the frame the tracking would hang down at an angle from the weight of the door. There was no way to reach the screw because it was at that very back of the pocket door frame near the framing itself.

In order to fix the pocket door problem I was going to have to remove a good sized area of the plastered wall at the upper right hand corner of the pocket door frame. This was the only thing I could think of and would require a simple wall patch and some paint to make the repair complete.

This job took me about one hour to cut the hole and replaced the screw that had fallen out of the pocket door tracking. I then use some fast setting drywall plaster and some fiberglass drywall tape to repair the wall. This took another hour to finish the drywall properly.

Some pocket door problems are a little easier to repair than this one. Most pocket doors seemed to have problems sliding and eventually are left closed, never to be used again.

Painting the doors over and over again can actually add to the thickness of the door or excessive moisture in the home over long periods of time can also cause the door to swell preventing it from opening properly.

Painting the rollers themselves or the track that the rollers ride in can create a problem with rolling the door easily and effortlessly. If the pocket door rollers or tracking is damaged they will have to be repaired or replaced, obviously. Some people actually spray silicon on the rollers or grease the pocket door wheels and over time the track becomes caked with dried grease and dirt making the door hard to open and close

Here's one most people don't ever think about and yet I have faced this problem more than once. "The Dreaded Picture Hanger". Most people don't realize that the pocket door will not operate very well with a nail driven through it. I have had people complain about their pocket door not operating properly but they can wiggle it a little.

When I come upon a situation like this it usually just requires removing the nail that the picture is hung upon.

I have also seen instances where the home has been remodeled and new floor trim or door trim has been installed. The finish carpenter using his nail gun without changing to a shorter nail has himself nailed the pocket door shut. This could be a big problem because the nails are so thin they could be hard to remove.

Areas like a small home office are going to be a big part of the future. Not only do people want to make better use of less space, but the trend toward working from home marches on. Home offices are a great place to get creative with design. You can use built-ins to take advantage of even the smallest areas of open space.

What do we want?

Old answer: see "MORE" response above. People haven't always been all that interested in trying to differentiate between wants and needs.

New answer: "We want to create an environment that has great design and feels great to be in! We want to eliminate clutter without giving up amenities. We want to live in a space that speaks to who we are and what we love. We want to vacation in our own home!"

American homeowners are willing to give up some space, but they aren't at all interested in giving up quality!

Words like environment, design, and feel weren't a big part of the ideas of ten years ago. At least not for the masses. That's different now.

The growth of places like Starbucks and Panera show that people want to be surrounded by a thoughtful design.

What will it cost?

Old answer (homeowner): "As long as I can refinance and the cost will be less than $____ per month, let's do it!"

Old answer (contractor): "It's not going to be cheap!"

New answer (homeowner): "It can't cost more than $________ because that's how much cash I have to put into this."

New answer (contractor): "It's not going to be cheap, but it will cost less than it would have last year, and I am willing to work creatively to get you more for your money."

Times have changed, though surprisingly the cost contractors pay to get work done really hasn't changed much. Amazingly, all the price increases attributed to the high price of fuel remain exactly as they were. Labor rates haven't dropped and workers don't work faster.

But budgets have changed. People have less to spend or at least less they are willing to spend. It will be interesting to see how these forces meet. I think we'll see an increase in people going the D.I.Y. route.

What people must be careful of in a time like this is to NOT hire unlicensed contractors or worse! Even a complete beginner would wish they had just done the job themselves if they end up in a serious mess as a result of bringing in the wrong help to save a buck.

What will it be worth?

Old answer: "It's gonna be worth at least __% more than I pay for it!"

New answer: "Unless I buy this extremely well, it's going to take at least ___ years before I can get my money back."

This does not mean people won't remodel. It just means that they will remodel for themselves, for what they want and need, not for some future, "maybe, maybe-not" ROI.

What should we DO?

My answer: Create a retreat; make an environment that makes you feel amazing when you're home. Be sure it encompasses both indoors and out. Don't let economic worries or budget concerns stop you from making the most of the place where you spend so much of your life.

Whatever the budget, there is a solution. Especially if you're willing to do a little research and get your hands dirty!

Unwanted House Guests

Around this time of year, when temperatures drop and there is a chill in the air, we typically spend more times indoors where it's warm and cozy. Maybe our diet changes to more stews and soups - comfort food as some like to call it.

Well, the same thing happens in the animal kingdom. Rodents and insects start to scout out warmer places to live, possibly with easier food sources. Unfortunately, this often results in unwanted house guests like squirrels in the roof, mice scurrying between the walls, or wasps in the attic.

You've probably noticed some of the tell tale signs in the form of mouse or rat droppings in the back of a cupboard, scratching and squeaking noises behind closed drywall, chewed wires, or little piles of sawdust from visiting wasps or termites.

The old saying, "the best defense is a good offense", could never be more accurate than when referring to these pesky critters. Waiting until you hear or see the signs often means you are dealing with a full on infestation. These pests need to be dealt with before they become a problem by making your home an unwelcome option.

Mice can squeeze into the smallest of places along the side of pipes, in walls or behind cupboards. If they see a potential opening, even if they can't fit through it, they will gladly expand the area by chewing around it. Prevent this by sealing gaps under and around doors and pipes with weatherstripping, and wrap coarse steel wool around pipes.

Leaving out any kind of food or debris is like ringing the rodent dinner bell, and you can be sure, this is the quickest way to attract these pests. Even wood piles make attractive shelters and should be stacked at least two feet from the house.

Check your foundation for cracks or openings as well as the fascia boards and soffits. Tree limbs should be cut back to at least six feet from the house to prevent squirrels from climbing onto the roof and chewing through any exposed soft wood or crawling between flue pipes or chimney. They are among the worst culprits for gnawing through wires and can cause a serious amount of damage before you realize you have a problem.

You've probably spotted the gray wasp nests hanging from rafters and other sheltered areas. Often times, they're hidden between aluminum siding, attics and roof areas via pipes, vents or windows. Wasps quietly hibernate over the winter, but come spring, they're attracted to light and often end up inside the house. Make sure all your attic vents have screens covering them, and any areas where they typically enter can also be sprayed by professional exterminators to prevent them from making nests.

When it comes to spiders your vacuum is your best defense. Simply keep on top of them by sucking up their webs. Try putting chestnuts in corners and on windowsills - for some reason, spiders hate them.

Remodeling Your Home In Carlsbad

What you are thinking about remodeling your house and you live in Carlsbad. Let me give you some advice about some local contractors and some of the people involved. I used a company called Service Magic to find a local heating and air conditioning contractor. All I had to do was go on the internet , type in some information about my self and what I wanted to have done to my home. This didn't seem that bad of a idea at the time. But look what I found out.

I went to their web site, filled in my information and with in minutes I had received the names of at least 4 contractors. Wow this is neat. I didn't even get to start calling any of them when my phone rang. It was one of the contractors secretaries. She introduced herself and asked what would be a good time for someone to come out to look at the work I wanted done.

I was surprised at the speed things were taking place but in a way glad that I had a reputable contractor from one of the largest construction referral services on the internet. I told her 10:00 would be fine. I got a call shortly after that from one of the other companies. He wanted to meet me that mourning at 8:00 if it was Ok with me. I told him of course, let's do this. Then the next one called and I thought great you can come at 1:00. Well you guessed it the next one was coming over at 2:30.

The first contractor showed up as scheduled at 8:00. We talked about what I wanted done and he whips out his note book and starts figuring out a price. This took place around 15 minutes into the meeting. This guys good I thought. Being a General Contractor in Carlsbad myself, for a job like this I would go back to my office and figure out a price and then double check my figures for a accurate estimate. It took this guy less than 5 minutes to create a proposal of around 10,700 dollars for every thing.

Well I was thinking to myself, the job should be around 7,000 dollars but what do I know about construction. I informed him that I would think about it and that I was going to meet with a couple of other contractors that day. He ask me who the other contractors were. I proceeded to tell him that I probably shouldn't tell him who they were. Well your not going to believe this. He put on his physic hat and told me who was coming over. The only thing he didn't know was what time they where coming over.

Oh I forgot to mention before he left he told me he would knock ten percent off the job if I signed the contract right now. I pretended like I was excited just to see his reaction. He looked at me like he had won the gold metal in sales. I told him thanks but I bet your new offer with the ten percent discount will be good for the next few day. Right I asked. He wasn't looking that excited any more as he replied with a Yes it will be good for a while. I thanked him and he went on his way.

My 10:00 never showed but his secretary gave me the old, " He had to go do a emergency job and could he reschedule tomorrow at the same time. I said that would be fine. As a contractor myself I have always put the work I had to do first and foremost.

About 12:30 I get a call from my next heating and air conditioning contractor. He is running late but will be there at 1:30. I appreciate the call and I will see you then. The only problem now is that I have another contractor coming at 2:30. That give the next contractor less than one hour before the next guy shows up. I never liked going over to someone's house and running into another remodeling contractor.

The next contractor was very informative and knew his stuff. I listened and learned. He told me he was going to have to go back to his office and would have a price back in the mourning. Great I told him as I hurried him out the door.

The last contractor of the day shows up and wants to know whose been over to the house, was it these guys or those guys. I told him I wasn't going to tell him who was over. Now this guy was a salesman. He did a little more probing before he let me in on the fact that his company doesn't do complete home installations. He made up some story that his company only replaces the forced air units. I could tell he didn't want to do the job once he found out I knew what I was talking about. So I said my good byes to Mr. Salesman.

The bad part about him was latter on that week his company sent us some mailers. The kind that doesn't have your name on it and everyone in the neighborhood get's one. I couldn't believe my eyes when I started to read this letter. It said we would be glad to give you an estimate on all your heating and air conditioning needs or services. " We Do Complete Installs". I told my wife we could have used this a few weeks ago. Then I recognized the name of the company and now knew that the salesman had lied to me for sure.

That night I started to think about what was going on here it seemed like I was being set up. Everyone knew what was going on but me. It seemed clear to me that these people knew each other.

Well as time went on we ended up hiring the first guy that came over. He seemed to have the best product at the most reasonable price. His company also did a great job. Keep one thing in mind here out of five contractors that I gave the opportunity to bid the job. Only three showed up and from them I only got two bids. Why didn't I get more bids? Quite frankly I was to busy working at the time and of course the other two guys were always going to show up and that kind of strung me along. My mistake.

Here's the kicker to all of this. Service Magic calls me up one day to tell me they would like to start sending me construction leads as a General Contractor.

I listened to what they had to say and was almost ready to sign up with them again. That's right, I was signed up with them when they first started until they changed the rules on me. The salesman that originally contacted me said if I paid them the 100 dollar sign up fee they would let me pick what jobs I wanted to do. That lasted about 5 months before I noticed that they were not sending me siding referrals to pick from. I called them up only to talk to someone who didn't understand the State Of California Contractors Licensing Board.

Well I wasn't about to reinvent the wheel. I simply told them that I should a least get my money back, right. They said they would look into it further as I never heard from them again about my 100 dollars. Well things have changed at Service Magic since I was with them when they started.
As a home owner you don't think you are paying Service Magic because all you do is fill out a simple form giving some information about yourself.

I found out that Service Magic sent all four of these contractors my original information. Each contractor then had to pay 55 dollars each to Service Magic for a total of 220 dollars. All I have to say is how are they getting away with charging this much money for sending a out a simple referral to these contractors.

The contractor unfortunately passes this expense on to his customers. You as the home owners end up paying these fees as a cost of doing business with them. Some contractors think this is a great way of doing business but you might think differently in the future if you start paying over 100 dollars for a simple construction referral.

Moisture Against Gravity - Destroying Walls

Well I'm going to start this article with a little information on a job I did once.

I had been repairing a rental house for one particular homeowner for about three years when all of a sudden I got a phone call from him telling me the rental house was destroyed and he had never seen nothing like this. He sounded so upset over the phone I told him I would meet with him immediately.

On my way to the house I was trying to get an idea in my head what the house was going to actually look like. Since I have been repairing rental properties for over 20 years at this point of my career, nothing really shocked me. I had pretty much seen everything that could possibly be done to rental property by the tenants that lived there. There is a lot to be said about taking care of it as if it were your own.

He was waiting for me at the front door and he looked thoroughly disgusted. As I approached him he was shaking his head and yelling at the same time can you believe these people, can you believe what they did to my house. I was expecting to see the front door ripped off and all the windows broken out of the house but this wasn't the case.

As he led me through the home and I could see the usual clothing on the floor, broken cabinets, a few holes in the walls and of course that awful smell of mold and mildew. All of this stuff was nothing new to me because I'm the guy they call to fix it when a renter moves out of the property.

As I entered one of the bedrooms I got my first glimpse of something I had never seen before but heard stories about and could not believe my eyes. Looking at the walls in the bedroom about 3 feet from the floor all the way around the room, the plaster was soft. It actually looks like someone shoved popcorn into the wall somehow.

The homeowner wasn't even looking at this because of the rest of the damage in the home. I started to explain to him I'd never seen nothing like this but I could guess it was water damage somehow since the plaster was soft. I could actually stick my finger into the wall, that's how soft the plaster was.

My first thought was to examine the carpeting a little closer to see if it was wet. Well it was damp but it wasn't as wet as I would've expected it to be with the amount of water in the walls. With a little more home inspecting I had found the culprit, it was a broken water bed. The water bed was now in the backyard looking innocent.

I couldn't believe a broken water bed could do this much damage so I looked around for broken or leaking water pipes and could not find any. The other bad news I had to inform the homeowner was that the water had damage the bathroom and closet walls also. These walls of course were on the other side of the bathroom walls that were damaged.

Well the point of this story is that water will actually wick its way up or worked its way up into a wall. I had to remove 4 feet of drywall all the way around the room. The plaster or drywall actually acts like a sponge pulling the water into the walls. Hard to imagine that gravity in this case seems to reverse. I would've never thought that water would've traveled so far up the walls creating that much damage.

To repair the rental property I had to remove the damaged drywall, remove the carpeting, dry the wood framing out and put the whole thing back together.

I'm still amazed and will remember that project for as long as I live.

Yes, you may well say that's obvious, but it's funny how most business owners focus so much on their products and systems that they forget the most important thing is having eager buyers ready to purchase.

Developing Wealth Building Habits

If you want to be successful, you need mentors or in other words find people that have succeeded. These people can include the ultra rich like Bill Gates or Warren Buffett, but don't forget about the people around you that have created good wealth building habits.

Some of the people have great advice and will need to be listened to very intently, while others need to be put on a list and never spoken to again. If you're going to be developing wealth building habits, you're going to need some advice from wealthy people. Let me make myself clear, when I'm talking about developing wealth building habits, I'm not talking about spiritual, knowledge, Biblical or religious wealth. I'm talking about making money, as much money as you desire or feel you need.

Wealth building habits start with you. Ask yourself this question "how bad do I want or desire wealth?" Really, really, really bad or are you the kind of person that would like to be rich, but that's as far as it goes. Developing any of these habits does not include sleeping in until 11 o'clock in the morning and then complaining the rest of the day about your finances.

Bill Gates used to work 16 hours a day. How many days a week did he do that? These are the questions you're going to find the answers to. If you're interested in making $50 million, you need to find someone who can teach you, how to make $50 million.

It won't be necessary to contact Warren Buffett but I would advise you to gather as much information about him as possible. Wealth building habits start with learning about wealthy people. If they get up at four o'clock in the morning and read the newspaper until six o'clock, then exercise for 30 minutes and start working at seven o'clock, you need to start doing this also. Developing good wealth building habits over time are what most successful businessman and women have been doing for years. Study their habits and start changing yours.

If you do something every day, it will usually become a habit within 30 days.

Attic Odors and Strange Smells

If you've ever opened up your attic access hole, only to find one of the worst odors you have ever smelled in your whole life, I've been there too. What causes these horrible smells and what can you do about them?

Let's start with the cause of these smells, moisture, dirt, mold, mildew, dead animals, animals that make their home in your attic and the biggest problem of all is normally poor ventilation.

Poor ventilation is the biggest problem with musty smells in the attic. These smells are often caused from moisture accumulating in the building materials over time. If there is enough moisture in the attic, the wood will start to rot but this wouldn't be a normal situation, unless there was a roof or water leak.

Roof leaks can cause a constant supply of water to one part of the attic. This constant supply of water will eventually rot the wood and damage the ceiling. Water leaks from pipes can provide a steady supply of water and the situation can attracts termites and mold. Not a good thing.

One of the worst possible smells or odors in your attic would be a dead animal. Don't under estimate the size of some of these animals, they have found dead raccoons, cats, snakes, large birds, squirrels, rats and mice in some attics. These animals usually enter through damaged access holes or vent blocks, roof vents, large gaps, holes and even fireplace chimneys.

Once these animals die, their bodies start to decompose and produce one horrible odor. Once the body is completely decomposed, the smell usually goes away if the attic is ventilated properly. These smells can seep into the homes living area, often creating a room that no one wants to enter.

Home peststhat make their home in your attics, often create smells from urinating and defecating in the areas around their nest. Large birds like owls can become a problem over time.

Compact living spaces are a boon for the environment - lower carbon footprint and all that. But, let's face it, small spaces are a hassle for those who like their clutter and a feeling of freedom. Modest luxury is all about doing the most with the space you have - so try these ideas on for size.

Think on high.

The window is the key to looking out at the world from a small space, and most of us neglect the dead space beneath a window - it could be used for a bookshelf or built-in cupboard.

Most bookshelves, storage units and wardrobes are only 1.8 metres or so tall - leaving at least a gaping great storage possibility above them. The best long term solution to living well in smaller space is to build everything in - maximise every centimetre of space by taking cabinetry to the ceiling and utilising the full width of the walls.

Open shelving is the cheapest way to build in extra storage - and an artful eye can make it look wondrous with vignettes of lovely collections or books shelved in certain colour schemes and styles - but the fact is that closed storage works better for most of us. Shoving the less attractive necessities of life behind a closed door is way easier.

Less really is more - so make furniture do double duty.

The fact is that small spaces require greater restraint - you need to think twice before you bring more guff, stuff and clutter inside your front door. The best small spaces whittle their furnishing needs down to the bare, functional necessities. Maybe you only need one sofa and a special chair rather than an entire lounge suite? And only four compact dining chairs around a small table rather than the grand antique formal dining suite?

Raised sofas on small legs make the floor space seem larger than a sofa that's upholstered all the way to the floor. And super-low sofas help a small room feel bigger - but could be harder to haul yourself up out of after a long TV-watching session.

Coffee tables in front of a sofa can take up precious circulation space - stick to side tables or stools that can multi-function as extra seating and side tables.Other great furniture options for small spaces are ottomans that double as storage boxes, coffee tables that transform into dining tables, folding tables that can be expanded when needed and coffee tables with storage underneath.

Mirror Mirror, make it big

Adding more light and reflecting it around a room really does open up a space. Frosted glass doors work to add a greater sense of space - and then using feature mirrors to bounce that light around even more can be a help. Glossy floor tiles or shiny cabinetry are other mirror-like tricks to resort to if you don't like mirrors.

Light right

Small white living rooms with lots of natural light can be made to feel like a clinical waiting room if the artificial lighting doesn't complement it. Warm table lamps are an inviting lighting trick to make you feel like cocooning yourself.

Customising lighting for a small space is a great way to keep the floor area clear - think wall lights by the beds to save space on bedside tables or even lighting the strip of wall behind a sofa in a living area.

Clutter Contol

We all like our bits and pieces around us, but instead of trying to personalise your space with loads of photos, vases and ornaments - just have one large, gorgeous collection in a well thought out display area. It will add visual impact and keep the room looking less cluttered.

As for space-saving, don't forget to use the backs of doors for hooks or small baskets. And inside wardrobe doors is another great place to add hooks for belts and bags. And make like Carrie Bradshaw in the kitchen, and use your oven as extra storage space. You might not want to put jumpers in it (like she did) but you can store your baking trays and dishes in the oven.

Dutchess county has had a love affair with porches that goes back centuries. Although few of the earliest Dutch and English colonial homes had porches, it wasn't long until they were added to the beautiful stone and wood houses.

Like most of the country, there were few homes built from the mid nineteenth century until after World War II in Dutchess County that didn't have a porch. From Greek Revival farm houses scattered through Pine Plains to Gothic revival cottages in Rhinebeck they all had one or more porches.

Got Your Tankless Water Heater Yet?

Haven't Gotten Your Tankless Water Heater Yet?

Well, I'm not sure what's stopping you. My tankless water heater is one of the best appliances I've ever purchased and installed. It's one of those types of things you end up asking yourself "Why didn't I do this before?" Every day I look at my new water heater I'm amazed by it. Let me enumerate the reasons:

I'm amazed by its size. I have an electric Titan tankless water heater and so help me it's only slightly larger than a yellow pages phone book and it's no more than about two and a half inches thick. There are no moving parts except for a control knob on the front of the unit. Remarkable.

I'm amazed by its power. How something so small can produce an ENDLESS amount of hot water without the fear of running out, regardless of how many back to back showers we take, is way, way beyond me. I'm sure the propane and gas tankless units do the same. And I live in New Hampshire and have well water that's COLD! Maybe it's because I'm so accustomed to seeing five foot high monoliths that were required to do the same task. It's a 60 amp, 240v system. Piece o' cake.

I'm amazed by its cost savings. I immediately noticed a 30% reduction in my electric bill after replacing the TWO pieces of junk that were there cycling on and off 24 hours a day. With this water heater it only calls for electricity when the unit calls for hot water. Not a second sooner. And there's no need for wrapping it in an insulation blanket either because there's no standing water that can cool down only to need to be reheated. Imagine what savings you'd find with your gas or propane water heater.

I'm amazed by the ease of installation. I used PEX for the plumbing, wired it myself to its own 60 amp breaker using six gauge wire and the whole process took less than 2 hours. It would have taken less time, but, I'm not a plumber or electrician by trade. Since there's no joints to sweat using PEX, everything was just snap and go. The Titan tankless water heater is just mounted on the wall. Almost like a painting. No bulky tanks to move around and no need for reserving a large space for it.

I've got my tankless water heater installed. And though mine is made by Titan you can also get great units from Bosch, Rinnai and Takagi just to name a few. So, when are going to install yours?

Exterior House Painting - 5 Tips For Doing a Professional Job

Spring is just around the corner and this article is all about giving the exterior of your house the paint job it deserves. As a professional house painter I would like to lay out five important tips that most people get wrong when painting the exterior of their home.

#1.) House Wash - I like to give the house a good wash before I paint it. I don't wash all four sides at once though. I usually do just one side (the side I plan on painting first) at a time because I'm going to be there for a week or two anyways probably. That way by the time you get to the next side there isn't a bunch of webs or sand or dirt built back up.

#2.) Choosing Colors - Some houses you drive by have weird colors. This is because they picked colors from a fan deck. For best results you should use an exterior house color brochure. Its coordinated color schemes help you to choose normal standardized colors. A standardized color chart will have perfect color matches that you should pick and choose from. Especially if doing two or three color schemes, you want a professional color-coordinated exterior brochure. These brochures are usually found at any paint store.

#3.) Use Quality Paint - I always use name brand paint on all my exterior house painting jobs. Why use inferior paint and waste all that hard labor? Especially if you are paying someone else to do the painting. I like Benjamin Moore exterior house paint. They have good time-tested exterior paints and primers.

#4.) Latex vs Oil Base - I always use latex paint on the outside or exterior of a house. Oil base or Alkyd coating tend to crack and peel. Latex paint can breathe and stays flexible. It lets the moisture out of the house. Oil base paints cannot. That is why you get cracking and peeling.

The only exception is when the you have bare wood. You want to prime it with an exterior alkyd or oil-base primer. Bare wood can cause "bleed through" stains that you can not block as well using a latex primer (Although nowadays some latex primers are actually getting good at stain blocking). But the main thing is that you want to use latex paint on your house's exterior and you want to use a good name brand exterior paint. Especially if you're a house painter and you're doing it for a homeowner. Don't show up on their door step with average name brand paint. People want the best.

#5.) Oil Base Stains - If you plan on staining your house there are many excellent exterior latex stains. Especially solid body stain. Solid body stain looks like regular paint except it's made for rough wood siding. Now if you have a natural wood color siding you will want to use a "semi-transparent" stain that is oil base. I would use an oil base stain in this instance because the oil base stain can permeate down into the natural wood. This is something that should be done every few years to keep the sun and elements from deteriorating the natural wood look. A quick one coat to protect the natural wood siding is best.

The modern homeowner has a wealth of opportunities available to them to improve and refine their homes. In the past, it was often believed that the homeowner must take responsibility for every aspect of their home through a hands-on, attentive, and time consuming process of detail adjustment, surveillance, adaptation, and analysis.

It cannot be said with any degree of certainty that an individual should purchase these new technologies. In a time of economic crisis it is too much to presume to know the individual financial situations of homeowners. It is up to the homeowner to decide to budget and analyze their own financial circumstances to see if they can afford the new technologies of home ownership.
